In October 2010, two new homeowners purchased homes in Castlewoods Subdivision, one of the largest neighborhoods in Rankin County. These two properties had a combined average sales price of $204,000, with an average time on the market of 174 days.

In comparison, five homes closed in Castlewoods during the month of September 2010, and a whopping 12 properties closed last year during the month of October 2009. Year-to-date closed sales for 2010 vs. 2009 are 58 and 74, respectively.

Fourteen homes were added to the market during the month of October, bringing the total number of homes for sale in Castlewoods to 80.

Four homes are under contract (pending or contingent) and four properties either expired or were removed from the market in October.

Home prices in Castlewoods range from the low $100s for resale upwards of $300,000. New construction properties are included in these statistics.

Castlewoods, one of Rankin County's premiere neighborhoods, is built around Castlewoods Country Club and is located in NW Rankin School District.

The number of homes for sale in Rankin County for the month of September totaled just over 1000, for an average list price of $214,002. The breakdown for each city follows:

The number of Rankin County homes that sold during the month of September were 112. Seventy-three of these homes were in Brandon (75 homes sold last year in this area during the same time frame). 14 sales were in Pearl, (down from 31 last year), six homes sold in Flowood, in comparison to last year in which 8 Flowood homes sold. Ten homes sold in Florence, (compared to 9 sales during the same time last year) and 9 homes sold in Richland (compared to 4 sales last September).

Market Conditions Report Sign for Castlewoods Subdivision in Brandon MS

In September 2010, five (5) houses closed in Castlewoods Subdivision, with an average sales price of $217,180. The average days on the market for these five homes were 60 days.

There were 18 new listings added to the market in September, bringing the total number of available homes in Castlewoods to 72.

There are 10 homes under contract (either pending or with contingencies), and five properties expired (left the market) in September.Castlewoods Clubhouse ~ Brandon MS

Castlewoods market appears to be improving, since last month there were five closings, compared to three in September 2009. Likewise, there were three closings in August 2010. Year to date, however, sales have decreased 15% from 2009 statistics. The month with the most closings? June 2010.

Home prices in Castlewoods predominantly run between $100,000-$200,000 (47% of inventory) and $200,000-$300,000 (34% of inventory). The remaining 18% are priced over $300,000.

In August, 48 homes were added to the market, bringing the total number of homes for sale in Brandon's 39042 zip code to 219. Following is a brief breakdown according to price:

There were 19 closings in Brandon for August 2010, compared to 28 in August 2009, a 32% reduction. Although closings are down, it is encouraging to note the number of pending transactions total 46 units.

Fourteen houses expired during this time frame, indicating the prices were unacceptable to buyers.

The average sales price of homes in this area of Brandon is $145,000.
