I hear this question all the time from owners who want to sell their Brandon MS home or condo, "What should I do to get my house ready to sell?"
The first thing that needs to be done is a thorough house cleaning. From top to bottom, inside and out, the grounds, gardens, flower beds, door frames, ceiling fans, etc.; EVERYTHING should be cleaned, mopped, dusted, and scrubbed.
Next on this list? De-clutter. Since you have to pack anyway, pack your collectibles, off-season clothing, holiday decorations, etc. This will make your home appear more spacious than if your closets are overcrowded or you have too many knick-knacks on the shelves.
Next? De-personalize. Pack away personal photos, mementos on the refrigerator, and the paid bills. Items with your name(s) on them should be out of sight. Remove your valuables, also. Jewelry is too much of a temptation to leave lying around, regardless of how organized they may be. Pack your valuables out of site to remove the risk of convenient theft.
Once the house is free of clutter and personal items removed, repair anything that is leaking, broken, or neglected. All systems should be checked and operational. Air conditioners and heating systems should be serviced, light bulbs replaced, fans in good working orders, etc. Any leaky faucet should be repaired. Do any of the ceilings have water marks from leaks? First, ensure that the leak is repaired, then paint the ceiling to remove the stain. (Note: Be sure to disclose the prior damage to your potential buyers.)
The house is clean, de-cluttered, personal photos have been removed, and all necessary repairs have been eliminated. Now it's time to show your home in its best light, by staging! Your Realtor can offer advise on how to proceed, but remember that less is more. As much as you love your "stuff", you want prospective buyers to see themselves living in your home.
Put your personal preferences aside and look at your house with fresh eyes. If you don't have a knack for decor, consider hiring a professional home stager. The money spent should be returned to you through a quicker sale or more favorable terms. Better yet, you'll receive a higher sales price than you might have without staging.
PRICE IT RIGHT:
You'll want to take all the above steps to sell your home for the best possible price. However, a buyer will not pay more for your home than the market will bear. If a home is not priced appropriately, it will linger on the market no matter how well it shows.
