Avalon Subdivision is situated between Old Fannin Road and Hugh Ward Parkway in Brandon. The main entrance on Old Fannin Road is just outside Flowood city limits in Brandon's 39047. The prime location is convenient to restaurants, shopping, medical facilities and recreation. Avalon got its start in the late 1990s and the neighborhood has prospered, today it's home to 400 households.
NEIGHBORHOOD AMENITIES:
Avalon has wonderful amenities for residents to enjoy. In addition to the neighborhood pool and playground, the clubhouse is available for residents to use for private events. A fitness room is also available. The clubhouse is located at the corner of Avalon Way and Brighton Court. There's plenty of parking, and the playground is fenced for safety. Mature trees help shade the playground and picnic tables.
CONVENIENCE:
You can't find a much better location than Avalon. Dogwood Festival Market and Promenade, the Flowood Library and over two dozen restaurants are less than 10 minutes away. Lowe's, Kohl's, Target, Belk, JC Penney, TJ Maxx are all in Dogwood, as well as many specialty shops. Winners Circle Park, Lakeshore and Pelahatchie Park are all nearby, as are churches, grocery stores, and pharmacies. The Ross Barnett Reservoir is within 10 minutes of the neighborhood, along with picnic areas, playgrounds, dog parks, and all kinds of water sports.
SCHOOLS:
School aged kids in Avalon will attend Highland Bluff Elementary (K-6th), Northwest Rankin Middle (7th & 8th), and NW Rankin High School (9-12). COVENANTS AND HOA INFORMATION:
If you are in the market for a home near the Ross Barnett Reservoir, seven homes are currently listed for sale in Avalon, priced between $185,000 to $260,000. Most homes are between 1600-2200 square feet although some are larger. Most have double garages and the neighborhood is well maintained.
Due to recent changes in USDA Eligible Areas, homes located in Avalon are eligible for 100% financing through the USDA Rural Housing program. Of course, other financing programs are available as well.
Avalon is professionally managed by Home-Land Management. The 2018 assessments are $253.50 and owners are invoiced semi-annually.
